10 Signs You Need a New Roof

Not every roof problem means replacement. A young roof with one bad spot needs a repair, not a new roof. But some signs mean the roof is past saving, and patching it only wastes money. This guide lists the concrete warning signs, grouped by where you see them, so you know when it is time to replace.

Signs You Can See From the Ground

Start with a slow walk around the house. These signs are visible without a ladder:

• Curled, cupped, or clawing shingle edges across large areas.
• Cracked or broken shingles that are not from a single recent event.
• Bald spots where the granules are gone and the black mat shows through.
• A roof that looks dark, patchy, or uneven in color.
• Granules collecting in the gutters and at the bottom of downspouts. They look like coarse black sand.
• Shingles missing after normal wind, not just one storm.

Signs Inside Your House

The attic tells the truth the shingles hide. On a dry day, go up with a flashlight and look for:

• Daylight coming through the roof boards.
• Dark water stains or streaks on the underside of the decking.
• Damp insulation or a musty smell.
• Sagging between the rafters.

Downstairs, brown ceiling stains, peeling paint near the ceiling line, or bubbling drywall all point up to the roof. A single stain can be a flashing repair. Stains in several rooms usually mean the roof is failing.

Signs on the Roof Itself

Stay off a steep or damaged roof. Use a phone zoom or a drone photo instead. Look for a soft, spongy feel underfoot on a low roof, shingles that lift by hand, and a sagging ridge line. A ridge that dips in the middle is a structural warning that needs a professional, fast.

Age: The Sign That Beats Them All

Age outranks every other sign. Asphalt shingle roofs in the Panhandle last 18 to 25 years, and hail often ends them sooner.
